Hello,Ive recently joined a team of two, who manage roughly 60 properties at the moment but will be at 200 by the end of the year, is there anyone who would be willing to connect and share advice on how to properly support this growth?

The STL market (esp South) has experienced massive appreciation as well, just two years ago I found a renovated beautiful SFR Class A has a lower cap rate/higher PSF than the Class C market in Pittsburgh/Antioch,CA (secondary city).  

Its not all wine and roses though some absolute great times and some deep dark moments ( 2008 to 2011)..

The property is beautiful, featuring a single-family home of 2700 sq ft with 4 bedrooms, 2 baths, and a den, plus 2 barns on 5 acres, was purchased for $400,000.

Hello, All seasoned multi-family investors/operators:If you wouldn't mind sparing a few moments to share your thoughts, I'd greatly appreciate it. 

Realtors response was it/they were just dry walled when listed, and  Franklin like other places is a bit oversaturated with new construction at the moment and the higher rates are not helping any. 

(I am looking for opportunity from California; Nashville and Huntsville came up to my radar at this moment)
