Most "cash buyers" actually use some sort of financing. 

You'll learn more about the sponsor by learning how they handle an adverse market, and how they survive it, than by comparing projected vs actual without context.

Hey @Steve Johnson, I found your website but it does not explicitly mention HVAC and I actually was about to ask on the forum if anyone had a recommendation for a furnace repair job... not a big job, one unit in a duplex not working properly.

Lots of people on here want to knock concepts like the one you are asking about, but in my experience most of those people haven't even worked through those kinds of companies or bought properties, so focus on the ones who actually have (if you can figure out who that is). 

My attorney told me there's some question whether contracts are actually copyrightable, but it doesn't seem worth it to test it.

The issue in most instances is the inability to articulate the risks and how these structures will actually help and therein lies the issue and why most go over the top on asset protection expenditures.

What are you actually looking for?  

I see how that would keep your utilization percentage down (and thus help your credit score a small amount), but I don't see how it saves you actual money.
