I can afford the house with 0 down, so that won't be an issue.As of today, I just have the 160k sitting in a wealthfront account accruing 4.55% interest, which currently brings in about $550 a month.btw--I have no idea about investing!

Syndications and funds can have lots of upside but still have a CoC return or an accruing pref, but it's not something that you'd typically plan on paying out or floating every month.

You could invest in a syndication or fund 100% passively and receive a 6%+ preferred return that will accrue for 5 years and a 15 - 20% total return over a 5 year period so I don't see why you'd want to break even for 5 years.
