California has had a world class economy and budget for decades, and is larger than 90% of all other nations (gulp!) 

Is it mom and pop or more regional to national quality type assets?     

Try to check out the local  or State chapters of the National Apartment Association.  

Crime rates, especially murder rates for that area is 876% above the national average.

"appraisals a few years back that created the collapse" appraisals did not create the collapse, over priced housing and national greed created the bubble which had to collapse at some point and did.

With 10 of the 20 richest counties in that nation in my market (And that doesnt even include DC itself since its not in a county) I expect continued upward movement in prices.

But this should not be a problem since most QIs operate nationally and we start in one state and finish in another all the time.
