Most do not realize the moment they get financing the mortgage/deed of trust is recorded and you cannot sign it "anonymous" or if you use power of attorney, you need to record the power of attorney and you cannot sign that "anonymous".I am curious, why do people want to remain anonymous?

So you end up paying tax on a full $1m, even though the gain on the sale of the property was only $900k.The benefit of you moving it out of the S-Corp, or at least the future appreciation out of the S-Corp, is that as structured, when you pass, your heirs will have a basis step up in the S-Corporation, NOT the property - so if they sell the property, they will need to liquidate the S-Corporation in that same year to not recognize a large gain on the property sale / to realize that basis step up that occurred in the S-Corp stock.

I realize the cost may fluctuate as time goes by. 

See u all hold it against some one with eviction papers u fall to realize sometimes it really is not there fault at all I have a friend right now who was her mom's primary care giver her brother got power of attorney from there Mom and he is now evicting his own sister out of there moms house to be a dick to her and refused to let her see her Mon cause one he knows there mom will not stand for it so you see don't be so fast to judge cause some one has been served eviction papers you can not always go by that.

I get the concept of analysis paralysis - but maybe it is 'analysis-not-making-sense-icus"... to invent a new term.I think beginners need to realize that the real estate market is cyclic.  3-5 years ago both properties and money were cheap.
