We secured a 200k USD senior debt position which allows us to avoid raising so much equity.

Holding is doable but it depends on your financial position, with a refi you'll have costs to do that and your numbers would be different.

From what I've seen and the reviews, it's fairly easy to find these deals and works in remote markets, as you're not maintaining the properties.
