For sure my parents and seeing them succeed building a company from scratch, playing competitive sports since I was a kid and making it to the Junior Olympics, overcoming a career ending injury before turning pro, great teachers and mentors, living in 3 different countries and traveling to over 50, meeting people from many different nationalities and backgrounds and take the time to hear their story and learnt from them, doing long distance endurance sports (half-Ironman and Ironman distance triathlon) qualifying for the World Champiomships, being open minded when meeting new people and ideas, never accepting that things are the way they are just because, etc. 

You can tell them "hey i'm a little cash strapped but can you have a junior associate use your standard operating agreement and make sure these things are covered?"

You do not need to be a veteran to assume this mortgage as they no longer need this VA benefit.The difference between the loan balance and sale price (approx $95,000) would need to be paid for via check at closing as I have yet to find a mortgage company willing to act as junior lein holder.

The unit is in a 15k population town with a small junior college.

Seller is no longer in title simply nothing they can do.. buyer puts junior debt behind and then defaults.just so many things that do not favor seller... and of course you have sharks that do this as a scheme and I won't even go into what they do so not to give any of the bad actors ideas  LOL

I'm certain there is a past experience here that I would love to hear.Tyree is not the position of the note that Martin is really talking about.. its the fact that its NON PERFORMING and first position is much safer generally speaking than junior positions.. so sellers of NPN first have moved their pricing WAY up.. to the point that it makes little sense to buy those when you can just buy GREAT PERFROMING notes and not take the risk that Martin is talking about..

My question is at the junior lien holder, can I negotiate with the first mortgage on the property to negotiate the payoff?

As a junior lien holder, can I negotiate with the bank on senior lien to pay it off at a lower amount?
