Hello, my husband Ian and I are buy and hold investors that are new to the bigger pockets site, but have been long-time fans of the podcast.

I see on BP pretty frequently when people post commercial lending is simply based on the asset.

Personally, I'm not a fan of about 80+% of the wholesale deals that I see, but we have a decent network of realtors who shoot us pocket listings for homes that meet our criteria.

Some conduit outside and both of the 800 sqft units got a new panel, 5 in wall heaters, 2 fans, basic fixtures (not recessed lighting) and outlets to code.

I really need help here; I would like to paint everything, replace most of flooring (not the hardwood upstairs) to fake wood, and tidy up some of the ugly light fittings/fans.

However, are you saying you are or aren't a fan of BRRR and/or Buy n Hold?

As a wholesaler, it's always great to meet new investors, and I frequent that event a lot!

Move on, keep your friends, never rent to family/friends again, and fix the lease agreement for the next one.For the upstairs/downstairs heat differential, that is often easily remedied by turning the central air fan on full time or if it has a circ option, use that.
