Best bet with Trenton is tbh- Section 8 tenants at least the money is a little bit better- TBH somebody always needs a place to live and I look at it as someone is always going to get paid for it - Most landlords in Trenton I know are holding the property until the value is goes up - If it really becomes too much look into property management companies, also with the criminal vs. bad credit (I know its lesser of 2 evils ) maybe have tenants with bad credit submit a letter of explanation maybe it can help weed out even more potential bad tenants -

Managers are not able to remove the fee (only the ops manager can) and I don’t run many reports but I do run a report to see all late fees that’s were removed and explanation for doing so.

@Rashad EllisHere is an explanation of the self sufficiency rule:The maximum mortgage amount for 3-4 unit properties is limited, so that the ratio of the monthly mortgage payment, divided by the monthly net rental income does not exceed 100%, regardless of the occupancy status.

I would assume based on your explanation, Ohio may be one of those states that monetary damages are considered adequate, which is what was outlined to me.

If the FICO score is low and you really like that candidate you can ask them if they have an explanation for why the score is low and if they have proof to back that up.
