In addition to the great advice from Ashley, remember that salt water is corrosive...expect more work than you expect...

The current owner may have some opinion but take it with a grain of salt.

No securities attorney necessary, just a good business / real estate lawyer to draw up the partnership agreement and/or form the entity and operating agreement.Most importantly...I'm not a lawyer so take everything I just said with a grain of salt and consider it to be for entertainment purposes only. 

My advice should be taken with a pretty large grain of Kosher salt, as I have not been there for 10 years.

The tenants used snow salt this past winter which cause the concrete to begin to deteriorate at the edges.

The bigger question is whether the Chinese govt in the face of all this financial turmoil, is going to continue buying US bonds, i think this action will have great implications towards the housing market because it might have significant effect on the interests rate Now all this is based on very very rough conversations with friends who trade the chinese market out of HK, so take it with a grain of salt.
