It is very unethical and I would find consult somebody a lawyer or advocate.

When you sell the house the buyers will find out it was a drug house and they will find out that you did a DIY "cleaning" and then head on down to the lawyer's office.

Looking for any recommended CPA, Lawyer, Real Estate Retirement Advisor, Contractor, Handyman, & Property Manager near Stanwood, WA.

Lastly, this isn't advice and I'm no CPA/lawyer.  

I called a real estate lawyer, thinking I could add him to my so called team, "Sure I'll work with you, give me a retainer of $1,000 and when you find a deal I'll tell you what to do!"

My goal being to be a passive investor until i get my citizenship in US.

I'd primarily be looking for candidate properties through my Agent/MLS and also off market properties available via wholesalers in the area.As I begin this process, I will building my team and will be looking to get referrals on general contractors, a lawyer, and title company, as well as networking here on BP and at local meetups to find possible sources of capital, JV partners, and potential off market deals.   

When you buy a property with a GR - you can depreciate 100% of the purchase - you don't have to take out 20% that represents the ground since you don't own it.So -- here is an idea - when you buy a house - have the seller create a ground rent (small one) and you are able to depreciate 100% (check with you lawyer before trying this).

That would be for a licensed Electrician as @Tyler Amburgy mentioned, i would not recommend doing it as a DIY project, have a licensed electrician do it with all the proper inspections, helps to free you from liability should anything happen ( even though a lawyer will always find ways to get to you - no offense to any lawyers out there ) I am a contractor but i do not do any work on my rental properties or flips, i always hire local contractors in the area.
