Out of the 63 carriers that I am appointed with I only have 1 carrier that will write a quote in southern Texas right now. 

Just a quick story: I just had an 1890 triplex under contract only to find active knob and tube; I scoured insurance companies to give me a quote on insurance... the scary part is that about half did actually say they would insure naturally I wanted to be extremely sure so after I would specially inquire “are you absolutely sure 100% that the carrier will insure knob and tube” ...

Most carriers and contractors will do their best to help with this, but are only willing and able to do so much.I hope this helps! 

Of the approximately 100 carriers we represent I only know of 1 that does so (couple more will cover a condo under a condo unit owners policy even if it is rented). 

I would recommend finding an insurance carrier that offers you an STR-specific insurance plan.

Some carriers to look into are Foremost(SFH only), Tower Hill and American Modern are all great option to get quotes from.

I will be starting my Real estate investment carrier with Wholesale because the fact that I am broke.

Contact an Independent Insurance Agent (that represents multiple carriers and handle commercial insurance). 

(depending on how costly and unreasonable the updates are) is switch insurance carriers midterm.
