i have plans at the city that are 2-3 weeks from approval. i'm a licensed GC and the house is going to be a 3/2 1100 sqft with comps in the 260's. for a construction id only need 100-110k, but the more i call banks the more im finding out that even 100-110k is "too small" of a loan.

You didn't specifically mention this but I just finished Start with Strategy by Dave Meyer a couple weeks ago and while it's a great book for anyone at any point in their investing journey, I WISH I had read that earlier because it's so helpful.

My thought process with going FSBO is my market research tells me my condo is in high demand as it is the lowest cost to home ownership (starter homes are going 250K+ condo will be 140ish) and in the last 6months 3 similar have sold going contingent in less than 2 weeks. 

This past week I've invested some hours after my 9 to 5 (between putting the babies to bed and my own bedtime) into a tool that would help me understand the impact of refinancing, depreciating or selling my LTRs.

I've tried emailing the operator but it's been a couple of weeks and I haven't heard anything. 

Fourth week after listing and not one offer.

Despite paying a substantial fee, I found that beyond basic instructional videos and repetitive weekly calls, there was little substance to aid my learning.

I just closed this week, $13k worth of repair work I'm told has already been started and should take 3 weeks to finish (a list of necessary repairs was provided).
