Next came what I would call 'land speculation' (SDIRA purchases unimproved parcel and subdivides or does site improvements, then cashes out) followed by a distant last place - rental investment.

I have not had any direct contact with him, but the info on his site is typically spot-on and I link to it every now and again. 

I can not find on this site where to post listings. 

- How are you verifying ad accuracy on all the posted sites?

Apts complexes consisting of 100s or units can afford on site property manager, assistant managers, maintenance staff, volume discounts, etc.  

@Brady D'Hont keep a backup key in a lock box on site for the schlage encode.

I love this site, but I think it promotes the idea that real estate done right is a sexy proposition -- owner financing, BRRR, off-market deals, blah blah blah.In reality, it's quite simple.
