I've also heard of it but never heard of anyone who has actually utilized it.

Where the strategy can get is exciting (and what most investors shoot for) is when you can utilize that depreciation against your nonpassive income i.e.

I listed the properties, and over the course of 4 months sold 4 of the 5 utilizing the contacts I made at interacting with automotive shop owners.

Most residential agents aren’t proficient in INVESTMENT property, and hence wouldn’t deliver satisfactory results when utilized by investors. 

I utilize my General Liability and have a separate commercial umbrella to manage the risk exposure.

A lot of great options out there for self-managing if you decide to go that route; aside from providing the basics (listing, tenant screening, digital lease creation, rent collection, and maintenance tracking) some services also offer your tenants additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus).
