I have never seen an unlicensed broker that would sign the same contracts they want to trick sellers into signing.

I have reported A LOT of unlicensed brokers that sent me deals via email.

When the contractors realize they are not going to get paid there is nothing they can do because the courts will not award a judgement to unlicensed contractors.
