I've narrowed down the best return for my money in this market to a 2 bed/2 bath (with top tier amenities) - about 500 total 2/2 listings.I'm finding myself a bit stuck when analyzing why certain properties are making so much higher than the average listings when they seem to have very similar locations, amenities, style, flow of home, beds/# of people they sleep, reviews, number of reviews, etc.

There are so many great strategies to help you scale your portfolio, so I understand your desire to find the right plan and avoid mistakes.

I've looked at every model of every new build of every company I can find and there's always problem with design, returns, etc.

Flip side, for a third of that you are trained to find properties using creative finance taking over existing low interest loans that cash flow and you are buying in decent neighborhoods with every day lunch box Joes that have kids and go to work and pay rent on time. 

I would find out who the manufacturer is and send it to them and confirm they will provide a warranty on this.

Also talk to the local building inspectors and find out who they recommend and who they constantly have problems with.
