There are tons of list building tools out there, Propstream is the most famous, The Share Group is my personal fav, they can provide just the homeowner info and some (not all) can provide phone numbers.

The fact that they're not taking debt makes me think they know something you don't.As with all things, if you feel like you're being pitched or sold, you probably are.

I doubt BP users (investors) want their information sold and monetized by BP. 

Is the debt on property you would want to own in your Ira or you could sell at a profit after a 10-20% “get this sold” discount and 10% in selling costs?

These are great for setting expectations and as management tools (especially, if you actually set those amounts aside), but they aren't ACTUAL cashflows (even if you do set them aside).

Although that particular deal sold, I’m continuing to search for other opportunities and am excited to work toward my first investment property.

As a screening tool, I ask for proof of funds before we bother a tenant and show the property. 

You are competing against hosts with the tools to provide the guest experience needed.
