You set the expectation with her that she would have an actual yard and you have failed to meet that standard.

I guess I failed to mention that I do plan to be in this area for a few (2-5) years at least even if I did move off and that I would plan to hold on to whatever I bought and use a PM.

Think about it: do you really want a few hundred bucks from someone who may take up months of your life, complain that you are ripping them off, and may even fail the deal?

I know that every situation is different regarding who the borrower is and the foreclosure regulations regarding the location, but I was wondering how often it happens and how the process usually pans out when purchasing a non performing note (whether a failed loan modification or initial purpose for foreclosure) and issuing a foreclosure.

I look at (and end up with some) properties all the time that are essentially failed flips, where the flipper ran out of money, energy, or missed their profit slot.
