I would start the eviction process based on them violating the lease agreement because they have not let the workers inside to do the job in a timely manner.

Close to intown I see crazy prices that are not sustainable, lot's of old houses falling apart with lipstick on them and over valued, high property taxes, aging county and city water and sewer systems (some 100 years old), etc.It's just not my cup of tea but other people love it.

In Philadelphia, if a decedent has been deceased for MORE THAN 21 YEARS, letters (admin/testamentary) are unable to be obtained in the usual manner.

And there is the pesky UBIT tax to deal with.So I suggest that if you intend to invest in such a manner that makes a lot of money (who would plan to not make money?)
