While you can theoretically raise the rent, you might very well be better off to look at a 20 applicant pool as a wonderful thing and carefully select a high-quality, long-term tenant at your current price.

But like other poster said, that is pretty high unless very steep roof, roof decking included, expensive labor pool, etc....roofers here take off asphslt one day and roof a 2000 sq ft one story with 450 sq ft garage the next.
