This is a university town so I know that is likely going to be a problem with students starting out. 

Market manipulation is real and national debt is real and student debt is real and lack of planning for the future is real.

Those that don't stay ahead of the curve will be left behind.I'd be more concerned about the various factors playing into home ownership trends if your investment vehicle is SFH - such as home ownership among millennials, aging population, consumer and student debt, etc. 

You don't have to do this as a profession, but you asked how you can go forward.

Very polite, proactive in the application process, had good references from previous landlord, has good/stable employment, and when I looked them up on Facebook their information matched everything on their application.Unfortunately, they are not able to complete the screening due to a complete lack of credit history (young applicant with no credit cards or, evidently, student loans).

I thought about trying to quickly pay my Student Loans off after my Car, but I have about 18 more years to pay it off so the payment is super low (~250).

Hi yall,I am a college student studying civil engineering, I have a job lined up for after school but I still have one more year of school after this year.I am thinking why not but a 4 bedroom house and live in it next year and get a 3.5% FHA loan.

A lot of people rent to college students and they seem to do well with co-signers because the parents are usually footing the bill anyway.

One thing we are considering is renting spare bedroom(s) to students on their rotations.
