I've often found it strange that Banks have their interest rate "dial" set at different levels depending on whether the same property is for your primary, or for investment.

Strangely enough, by just dealing with folks who sought me out, my referral business grew and I started getting serious buyers and sellers due to word of mouth.

It was a very strange situation.  

I suspect the reason the buyer is acting strange is that they are scared of one or more repair issues.

Some PMs use expensive contractors.Well established STR with professional PM: rent * 0.5 - mortgage (this seems strange that it is the same as the LTR but it is because the rent point is so high that maintenance, furnishings and cap/ex as a percentage of rent is so low). 

Note, I am unsure that banning family from moving into a unit will pass legal challenges as it seems strange that the LL cannot choose to move family into the unit and could be forced to rent a unit when they already own a unit. 

I would agree with what others are saying, that the lake is in a strange place right now and prices are through the roof.

I live by Providence and I know how strange the Boston market it.To your other point, overall income matters more than a rate.
