if pictures of areas are missing i would get in and do another round of pictures or a video and write something up that the home inspection and all pictures taken before the signing date are all true and reflect the condition of the property before leasing it, and have them sign it. this way as long as you can show the time stamp of the pictures, that they are before the sign date, you should be ok, and you have the date of the report which would be before then too.

Hi Everyone, It is a honor to be able to write on this forum, i hope this message find you well.I am looking for good advise from qualified people that have experience in this matter, and i belive i found the right person... you ;-)My name is Oliver and I live in a country where real estate is heavily taxed by the government (they call that "the Stamp Duty", and it is 16% of the property value), and the gouverment keep a eye on how a RE investor is operating his business.I would love to start my real estate investment with no money down, I belive it is maybe the most challenging but, at the same time the most rewarding as you really start with very little, and grow your way up, and without to much risk exposure.I am arleady able to find sellers, and buyers, and both understand and agree with my terms, the issues that i encounter are the following:Government will tax me as soon as I take ownership of a property, so if my name (or coorporate) is on any contract, i will be taxed, (the tax is 16% of the property value).Government will also tax me as soon as i resell the property (again 16%).So i would be taxed 16% as soon as any documnent with my name or company is issue, and another 16% when i sell the property...

After I got the notice of tax sale on my front door today, I called my property manager to find out the scoop, she and all of her colleges are of course and as I feared "out of the office" until Monday, so I jump on line to find out what I can, and there is a tax deed certificate on the house so I google some more and I run across this website that I am sharing my story now with you and I read the most horrible awful condescending judgmental comments from the members of this site about low end run down houses, and tenants that live in the property's your group purchases in some form or fashion as investment property's.First know this, I nor my little tiny ugly gem of a house are "scary", "worthless", "loosers", "welfair squatting", "section 8", "HUD", "drug dealers", "drug users", "disability collecting", "food stamp spending" pieces of trash.

The ideal process looks like this:Find property and determine value adds, discuss with building department whether permits are required and if professional stamps are required to obtain permits, develop schedule for project, hire design team, manage design process, put drawings out to bid for contractors, hire contractor, manage construction process, receive certificate of occupancy.I have yet to have a project follow this ideal process, but G.C.'
