On the management contract,   you are certainly right its a good idea;  I'm no expert on those however so I'll keep my mouth shut on that except to suggest an RE attorney provide you with one.

Water Co. said 90% of the time it is an issue with a leaky toilet so we replaced the only toilet in the house just to be safe and shut the water off.

The thermostats are through inthrma.com and if there is a door or window open, it shuts off the A/C.

Some of our canvassing has been to put in a dance/fitness user.We have one tenant whose lease states that the "Demised Premises shall be used solely for retail purposes to operate a casual dining restaurant/cafe".This tenant is new to the shopping center as of a few months prior to our taking ownership.

It sounds like a classic risk/reward issue, not like an "open-shut" case as depicted from all my research I've been doing so far.I'm trying to realize if I'm missing something here, will appreciate your inputs.Please forgive me if this question seems trivial, I tried looking up the answer prior to this post but most of the cases I've seen spoke about different cases (low initial liquid assets / high cash-flow properties + snowballing / etc)Thanks

Leak between meter and house main isolation.To check for problem 2 - Someone needs to unbolt water meter cover and see if the meter shows water usage with main valve shut.
