Look for the change in philosophy that this type of thinking (I'll hustle on the side, to use real estate investing to accomplish my financial goals, until I can do it full time and/or "retire" early)

It's a philosophy I try to live by.  

I do agree with most of what @Ben Biggs stated...any difference is due to my investing philosophy being a little different.Local or OOS?

For all I know he could be 100% right but I'm not sure how that marries to previous philosophies on real estate investing.  

Personally, I jumped in headfirst, simply because my philosophy is that oftentimes when you leave yourself a Plan B, it never lets you truly and solely focus on making Plan A successful.

To me, it goes back to the whole contrarian philosophy of be scared when others are greedy and greedy when others are scared.

To sum up their investing philosophy, they recommend long-term buy-and-hold strategies in stock and bond index mutual funds, which reduce expenses and risk as much as possible.

I like Benjamin Grahams philosophy of investing with a margin of safety.

For me I'd try to leverage that 200k and get as many properties as I could with it, but that's just my own RE philosophy.
