Why do you need the RTO money for the down payment? 

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

That being said, it's very difficult to get rents to even cover PITI payments at 80% loan-to-value in Utah these days. 

What is your price range (or down payment range) and are you looking for turn-key properties or something along the lines of a "fixer upper"? 

Forget about the late fees and payment plan, you'd be lucky to find any judge who would enforce it when the tenant showed they weren't even living there any more and were still doing their best to pay off the balance.
