Buyers are less likely to get into budding wars in many areas and putting together a solid rental which cash flows from day one at at least 10% has been our approach for the last few years.

@Joseph Opoku Yeah you can still get positive cash flow from day 1 in pretty much all areas except the A class neighborhoods.

The new heat pump all in ones (120 instead of 240 and don’t need venting) are much better than the older all in ones.

Using your example, you sell Mon for your $155K and have a contract on a new home for $100K two weeks after this one sold.

You can find something in Durham and parts of Raleigh, specifically zips 27610, 27603, and parts of 27604 that would meet your criteria, however generally speaking most of the inventory that would fit what you are looking for in Raleigh or Durham would likely be in neighborhoods that I personally wouldn't want to invest in, C- to D type neighborhoods.
