I'm pretty new to the scene, so forgive any ignorance.

I've sold homes with basement walls caving in, water spraying, and spiders larger than the cave scene in Lord of the Rings. 

I've lived in the Indy tech startup scene for the last year or so.I'm excited to see where I can help apply what I know!

How do you know it is only Rick behind the scenes?

I am new to the real estate scene, but I am actually posting for another reason other than to learn the industry in this case.

Pretty hard to unwind a deal that you made subject-to your prior owner's loan being called later after you've exited the scene.

Also, if I would go with a cover letter, how about a few pictures as well, integrated into the cover letter, showing things like the gutted kitchen and whatever other awful scenes I can find in there?

You can have them make out the check to whom ever you ask them to.It can be you, your company or Mickey Mouse (as long as he is named on the account you want to deposit the checks into).Now you want to make sure you don't have any issues with title, insurance, commingling of funds for liability or tax reasons but that is behind the scenes.

I bet being in front of the camera and behind the scenes was even better!

Only HML lenders I was able to find where those listed on BP and Private Money Hawaii which might be pulling out HI Investor scene after talking with them…
