I'm looking to gain momentum.

I just hope LA continues its momentum towards a "true" world class hub city so all of that glitz can lead to greater equity in my neck of the woods. 

By trying to optimize your returns on your first deal, you'll fall victim to "paralysis analysis" and miss out on a whole bunch of opportunities in the future.My advice would be to follow through with a deal even if it's not perfect so you can gain the momentum and learning curve that is so important in real estate investing.

There will be people around us that we might need to leave behind.Let me know if you need to chat on phone or meet to kick yourself into 2nd gear.Keep the momentum. 

I have found that momentum builds and they get easier to find and fund.

As I already own in Chelsea, Everett and Lynn and the first two cities we have already lost the momentum for cash flow in my opinion despite having much better tenants!
