By trying to optimize your returns on your first deal, you'll fall victim to "paralysis analysis" and miss out on a whole bunch of opportunities in the future.My advice would be to follow through with a deal even if it's not perfect so you can gain the momentum and learning curve that is so important in real estate investing.
