The manuf. house has been permitted as a “medical unit”.Any insight?

Hi I was wondering if anyone has experience with Medical Marijuana Dispensaries. 

This topic is one I cannot find information on, but feel it is important to do right in order to protect myself.My HOA requires that my tenants and I together sign a waiver holding the HOA harmless should an incident occur on their facilities.  

It charges my rentals a management fee, it's income to the management company from which I deduct at the time mainly my medical insurance and co-pays.

However, I would like to begin my exit from the lifestyle this career demands.I currently own one property that I have lived at for two years, a one bedroom high rise just outside of the Texas Medical Center.

When developing a pro forma for a storage facility, what percentage of gross income should be estimated as operating expenses?

It’s 60K people, so there aren’t any HORRIBLE areas, and several “major” industries (Military, Medical, refining).
