with that being said - see what the options are. and the more you can inconvenience yourself the more likely it is to work. 

Must be able to handle all typical investor transactions (assignments, wraps, lease/options, etc.).

When I need something done fast, I can count on them to squeeze me in.Keep in mind that if you need the cheapest option for your deal to pencil, you probably should not be buying that deal. 

Since we just got the certificate of of occupancy literally two weeks ago,  we are looking all options to maximize return on investment. 

The owner has taken it off market and I'm just trying to explore my options of selling it off market for a deeply discounted price.  

Would this be better to try and go through a local bank or is there good options for private money or other banks that specialize in this?

If you decide to pursue this option be sure to EXPLICITLY spell out how the maintenance of the buildings will be handled as these types of facilities tend to be hard on property from my experience.
