There is some light value add left, but not much.

The flip is pretty minor, list of what is needed is: paint, floors, carpet, vanities in 2 bathrooms, replace counter tops with granite, appliance package, replace all ceiling fans, lights and fixtures, replace all outlets. 

, emergency lighting, handicap accessible entrance, accessible bathrooms, etc

That way they don't call you to come replace a light bulb.

After our helpful movers and my cleaning lady left, I attempted to light all of the electric stove burners (stove was harvest gold, most likely from the 1970's). 

@Nathan Adams Unless it needs to be painted there is not much you can do other than paint...not sure but maybe a clean light gray.Some older 1960’s condos here built bIg planters out of wood and galvanized metal...very cute.

Brandon Turner saying a quick and dirty way to estimate rehab cost when you do a preliminary analysis is $10k to $12k if it is light rehab, $25k if it need medium rehab, and $50k if it needs a lot of rehab.
