Hi BP, As a newcomer to the real estate investment scene, I wanted to see if anyone had experience with Section 8 investments in Detroit.

I just stayed in a hotel in Moab and we had an A/C issue and it took two days to resolve and, honestly, that's not that out of line with my normal experience at hotels.I don't know where people dreamed up this idea that all hotels have someone waiting outside your room ready to resolve anything in 5 minutes. 

While it might feel like an extra charge to tenants, these packages often provide value that indirectly benefits the property owner as well—like reduced maintenance calls or ensuring the property is better protected.In my experience managing a large portfolio of properties, these fees are becoming more common due to the thin margins in property management.

It generally isn't worth the brain damage of experimenting though....especially if you want to move to a new home that you will own inside of the typical lender's seasoning period.

The fire insurance companies dropped policies holders when they knew the fire was coming, in some cases, they're not even paying the full amount, and there's the case where some people didn't even have insurance.For those people who just want to walk away from this entire experience, is it possible that  morally-driven wholesalers can help them in a situation where not only the California government failed them, but also the Insurance companies?

I was wondering if anyone here has purchased properties from him before and what were their experience? 

open to any advice, recommendations or past experiences.  

I don't do this for a living and have no real world experience, but at 40% down, even with a 7% int rate, that seems like a high monthly payment.

The data @Devin Conley posted is pretty solid from my experience (I do not know Devin nor how he sourced the data, just going by my own investing experience).  

From my experience, this is a very seasonal market.
