I love being an entrepreneur and believe that REI will be a great place for me to tackle the bunny hole.

I know this can be a huge job to tackle, and my mind is not fully aware of all the possibilities (125/120 corner lot).Exit strategy is wholesale or flip.

Hoping that some other investors in the Phx area could share some good contractors and advice on what to tackle on my own or hire help.

I'd really like to find some people to partner with so I can tackle larger projects sooner than later.  

But after going through so many hurdles I feel like I can tackle any project now.Anyway, that's the story of my first major project!

I would guess that it would be safest to get legal advice early on, even before trying to tackle a deal so that I don't end up in trouble doing something stupid.

Account Closed has great advice for you, slow down and take some time to make sure that the current portfolio is effectively doing the basic blocking and tackling.  

I own and am trying to tackle the hurdle of getting more capital for an investment property.

I would imagine it would be wise to begin with performing because of the lack of risk, but I feel like if I had enough knowledge (which I currently don't) I would have no issue tackling a non performing one.
