Glad you found someone Jon, I really hate seeing Business Owners struggle or go under because of low quality Bookkeepers that don't make accurate financials for the Owners to make better decisions. 

That said, I would look at comparable rentals in your market first and then make decisions based on what the expectations are of similar rentals in your market.

I am simply not seeing why any of those would be considered smart design decisions.

@Jason Coleman There are 2 steps to decision making with regard to Cost Seg.

In the past, I've had success with pulling such properties from the market, renting them for a year to see how the market changes, and then making the decision at the lease termination as to relist or not.
