Opinions will vary on this, but I never put a house on the market until it is totally complete with landscaping, final cleanup and staging completed.You only get one chance to make a good first impression with a buyer, you want the buyer to be noticing all the great features, you dont want them looking and noticing incomplete or unfinished items.We have had many of our houses sell first weekend on the market this past year.

That's not much of a metric, but it will at least give you the opportunity to reflect on an existential question, something like: "Do I really want to risk my home with a big HELOC to buy a property that I'll have to manage for the next five years, so that I can end up with X dollars (where maybe X, in today's dollars, is not a very impressive number and maybe even negative)?"

Kinda hard to say without a pic.Tearing off shouldn't be expensive, a sawzall, draw out some options to trim it out and see.Would it just look better with composite shingles, getting rid of the tile?
