Some people seemed irritated by how much customization they had do to the CRM to fit into real estate use cases.If there was the perfect real estate CRM, how do you think it would look like?

I would say local property management company is ideal so you learn the legal compliancy, too, BUT we also have many virtual non-local employees that are amazing at their job and have learned a lot in property management even if it's not in the state they live and own their own rental property in.

Ideally, I wpuld like the 6.85% without the penalty.

Like many (most) businesses it requires an investment of capital; money expenditure for ongoing marketing; management of operating, marketing and professional personnel; keeping accounting records and filing tax returns; established sales practices; constant monitoring of goals, budgets, and productivity; establishment and implementation of operational systems; and providing customer service.  

Turned it from a side hustle of flipping and renovating properties to owning and running a custom home building company.

Then I tried to sell it I believe at $550,000 but no takers there and this is when I learned the neighborhood I bought in wasn't ideal. 

What we find is that owners in your position can do well in a set of ideal circumstances:  the home is in great condition, they find excellent tenants who treat the property with care, and nothing crazy happens. 

A customer of mine mentioned she is selling off all of her properties as she is 80 and looking to enjoy the rest of her life task free.
