The more deals you take away from them the more deals you have... and the less dels they will have.DMM is a must no matter how awesome your website is or how many deals you get from other places.Besides... simply BECAUSE "everyone" thinks DMM is a dying form of marketing, by definition is it now the hottest form of marketing (because no one does it, you would be the only one).

I've learned that any minor savings gained from trying to squeeze one more season out of a dying AC unit is more than blown when the unit dies on the hottest weekend of the summer and emergency measures have to be taken to accommodate a ticked-off and overheated tenant!

If you draw a rectangle between your boxes 3 and 6, you'll find East Atlanta neighborhoods, which Refin calls the 3rd hottest neighborhood in the country right now:   http://www.bizjournals.com/atlanta/news/2015/01/22...If you are wed to your boxes, I would suggest #3 first, but draw a line down the middle and stay on the west side of the line, and then #2 (depending on the block/neighborhood).

Just because the status quo is the way it's always been done or just because the buyers generally can't afford to pay their representation out of pocket does not make it right to force sellers to pay.Steve FSBO works best in very tight markets of course .. and for sure when you set the price at market minus 6% its very doable. but in all my years of doing this.. most FSBO  over price their homes.. and dont deduct the 6% since the reason they are not using a realtor is to get more net out of the house.. this ONLY happens in the hottest of markets.. buyers that look at FSBO will routinly offer 6% less..
