@Corazon B. when we initially purchased the home it was under our name, but we have now gone through the process of changing it to be under the LLC.

We then use this to compare actuals to throughout the year and normally do a reforecast at the end of Q1 as thing evolve and change. 

I would definitely ask your accountant before making any changes or opening an LLC.

I didn't think it is necessarily a bad thing, just is more of a sales strategy than anything else.why do you think that the concept of investing in real estate with 0 money is an "idea" instead of a real thing. 

Also note if the listed rent changes.

I found one who's strategies made sense, 10 years later my wife and I have been financial free for about 5 years now by leveraging the concept of house hacking.
