.**  My understanding through the professionals I have engaged, is that since i was 1) not a named beneficiary on the account, but received the account through the estate, and 2) have to take the distribution of the entire balance by the end of this year (5 years since my mother's passing) I have no ability to roll the account into another tax sheltered IRA, self directed or otherwise.

So here it goes:1) Single with no wife or children: House hack with an FHA loan, lower down payment which lets you be able to use the other cash left to leverage for another property. 2) Single but engaged or Married with no children: House hack again with an FHA loan, but move out once the 1 year stay requirement is over, and rent the other unit out.

I've since gotten engaged and don't want to move a new bride into a makeshift apartment in a pole barn style shop but the price of building a shop and house of any size, currently, will "overbuild" the value of the location of the land so I've opted to just having a shop and buying a house in town.

Know who the big players are and if they are vulnerable to a change or even if it can be affected by changes in Climate.Getting a lot of these kinds of knowledge only make Common Sense.... but as the saying goes, if Common Sense was so common, would we be saying it that way?!

Hello Members,I am new to  BP & this is my first post ,, So I hope I get some leeway in my first presentation.I am attaching an image of a sample spreadsheet I drafted a few minutes ago - to  engage and hopefully close on investors .There are already numerous varieties of Project Analysis Packets in the market today  .However, I have not yet found any that allow one  to view  6 ,10 , or even 50 properties in one shot.
