Higher cash flow markets generally its not very easy to sell without a major marketing machine helping you IE turn key... were as here in PDX or Bay Area , Seattle Socal , And Denver.. you simply put it on MLS its sold in a matter of hours.. this is not the case in many other markets, exit can be tricky to very very difficult... the higher the 2 % rule or 3% rule the tougher it is to sell them as investors that want that risk reward asset want to pay what you did.. not 1% rule .

I think the copper line to the toilet is likely 3" which is fine and has obviously worked for years.The one small concern I would guess is venting for the washing machine drain.

@Lulli DebrosseThis is just my opinion, so take it with a grain of salt, since I don't have the full scope of the data sets you'll be looking into, but I'm also employing automation/AI/Machine learning to locate fire damaged properties, nationwide, so I'm speaking from the point of having looked at crunching data on a large scale.
