Mesa has light rail access and the western side of the city isn't too far from downtown Tempe.

Near downtown, I am very bullish.Renting an apartment is basically a similar skillset compared to renting single family homes. 

In this town you can't build downtown without the 1st floor being commercial- would be a huge loophole if it were true- which it isn't.

Absolutely no frivolous expenses like going drinking down town on satuday night or purchasing anything that wasnt absolutely necessary.

As far as duplexes, there are a few of them available in West Ashley from time to time but the bulk of multi-family investments are in Downtown (29401, 29403, 29405) Ladson (29456), North Charleston (29405, 29406, 29485 and 29420)  for condos/townhomes I like James Island (29412) old Mt Pleasant (29464) Summerville and Goose Creek.

The property is also in an area close to downtown that is ripe for gentrification over the long haul.The appraisal however gives me pause.
