I'm under contract on a duplex and one of my unacceptable conditions was the foundation which showed signs of significant movement (see below pics from inspection report).

That can mean original plumbing that needs replacing, rubble foundations that are leaking water every time it rains, bad windows, 40 year old furnace, etc.

Is foundation issues a deal breaker for buy/hold investment under 100K?

I am having a detached garage built next to one of our properties and need some concrete/foundation contractor references.

The items with open ended costs J lists in his book are septic, foundation, leaks below slab and mold issues.
