My fear is that if I bought my first property today, I would be buying at the peak of a housing market destined to take a tumble in the next year or so and I would be stuck with an asset that might take many years to appreciate back up to its purchasing value or worse, never make it back to that value at all.

Some of the reasons I've invested in the Smokies are: A) it's withstood the test of time as a vacation destination, having been popular longer than I've been alive; B) it's a drive-to destination, not a fly-to one, making it more accessible to people from a variety of financial backgrounds; and C) it's an affordable destination, so it's less likely to feel a big squeeze during recession than a high priced market might.

Outside of that people from LA and SD come all of the time, family reunion, bachelor party, general vacation.........its a quick drive to a recognized vacation destination so people can get out of the city and hang by the pool.
