I need to run a credit and criminal background check. 

Criminal is not a protected class.  

Hi,I charge $30 per adult occupant, and everyone living there over 18 must pass the background (criminal/credit/eviction) check and be on the lease.If they pay online, I get charged $.50 per transaction, and the service costs my $29.45.  

I know you may feel okay after speaking with the people after they view your home, but I can tell you from experience that you haven't met the right criminal yet.  

Do any of the occupants have a criminal history?

When I received a letter from his attorney stating that I owed him money or they would file a mechanics lien, I had my attorney tell them that if he doesn't back off I would go after him criminally and use the neighbor as a witness.  

(No offense to any attorney, LOL) I'd back track on that if possible telling her she can see a RE attorney but the closing agent will explain the transaction.edited, just saw your last post; get your fee, give him a receipt for the assignment, this is an amount paid out of closing to be shown on the buyer's side of the HUD-1 or accounting settlement.

My opinion it is criminal for an attorney to bill someone to write a letter asking some one to cease and desist doing something that is not illegal.

I have noticed that it only shows credit report and criminal check.

Additionally I consider these tenants to be criminal in nature and I never allow these types of people to get of scot free.
