However, with all that the Austin metro economy has going for it currently and throughout this decade, I cannot see how demand for owning Austin housing will collapse so very severely as to push us from 0.6 months into 6.5 months or more of inventory in 2022.

They all tell me the same thing: that house next door is sinking/collapsing and it’s pulling my house with it.

While I agree we shouldn't see something like the 2008 collapse in values because of way better underwriting standards and lots of equity in existing homes (and the huge supply/demand imbalance), it is possible markets like Tampa, Phoenix, Austin, etc. drop back to flat appreciation. 

The Feds pushed down interest rates to historic lows back in 2020-2021 to encourage people to borrow and spend and reinvest the trillions of dollars printed back into the economy to prevent a collapse from the lockdowns.

I own one side of a duplex out of state, it's managed by a reputable property management company.Several months ago I received an email from them saying that there was a large plumbing issue that had to be addressed immediately - the main line collapsed and needed fixing ASAP.

This also builds in a fair buffer if something unforeseen arises (i.e. a $20k collapsed sewer line replacement).  

A good old stock market collapse and a recession are welcomed, but it may take time to see the results.
