At best most people are apathetic towards them and at worst people actively campaign to get them banned all together.Many municipalities take a measured approach by limiting the number of places in a specific geographic area along with some taxes that make it still feasible.

My clients and I have found that you get higher quality guests - and better behaved - if you ban parties and unregistered guests to the property. 

Also another thing to keep in mind with age is the an older unit most likely used R-22 freon which will be completely banned in 2020. 

How are you not banned yet?

You are seriously over-leveraging in my opinion which could come back to haunt you in a market downturn, vacation rental slump in that area or if they end up restricting or banning STR's in that area altogether. 

I agree with @Joe Villeneuve, you would get a lifetime ban from me. 60k offer on 100k after 2 weeks on the market would only be viable if the listing was severely overpriced and you were offering with the comps.

I was banned when I first joined the site from messaging and now I can't reply to inquiries about my real estate deal postings.

I don't think there is anything wrong with banning pocket listings.

In my other businesses I'm subject only to ADA laws and can ban them.
