As I understand it this neighborhood is VERY street by street so curious what the Cleveland experts would say about this area/particular block?

Meetup.com is a good resource for those but some of the groups will also post here on Bigger Pockets Marketplace too.

However, for some reason the profit at sale seems to be skewed somehow or this is just a bad deal and I'm glad I signed up for bigger pockets.   

You can't show properties when you are working so the best advice is that no matter how much time you have to commit to real estate, be full-time in your part-time, meaning square away the time and put everything into those time blocks.
