Given the market we currently live in, my wife and I decided to make the purchase early, roughly two months before occupying the property.

I'm grandfathered into USAA because my wife's grandfather was in the military and it just got passed down so I know some military programs are like this.

It was a dream purchase for me and my wife, but after joining Bigger Pockets and all the great folks on here helped my move into the STR game.We ended up with a standard 2nd home mortgage that was almost immediately transferred so we just started listing it on VRBO and AirBNB.

My wife and I work our 9 to 5 still and we’re slowly growing our portfolio.

My wife and I used the 5% conventional for a duplex last December, but it was well under a million. 

I've (well really my wife) sees anywhere from 50-150%, just depends on the apartment.

He has 3 kids in college and a stay at home wife.  

East Rochester is also a beautiful part.

Since my grandpa's wife is passed already, he has full control of the property, but if he were to sell the house, he would have to pay his wife's family a percentage of the sale, but he doesn't want to do, he would rather take out some type of loan (what loan is best in this situation?)
